Residential Property Tribunal Wales
The Residential Property Tribunal Wales (RPTW) is a collective of tribunals sponsored by the Welsh Government that deal with disputes related to housing and residential property. It was established by the Housing Act 2004 and also has powers under the Mobile Homes Act 1983 and Rent Act 1977. Proceedings Hearings can be either in-person or written. If in-person, the hearing will normally be held at the RPTW office in Cardiff or somewhere that is within travelling distance from the location involved in the dispute (e.g. a local hotel). The tribunal has no power to enforce the orders it makes, as this is held by the County Court. Proceedings can be conducted in either English or Welsh. Representation Parties can choose to be represented by a lawyer, but may also use a friend or represent themselves. Royal Badge Of Wales
The Royal Badge of Wales was approved in May 2008. It is based on the arms borne by the 13th-century Welsh prince Llywelyn ab Iorwerth (''blazoned quarterly Or and gules, four lions passant guardant counterchanged''), with the addition of St Edward's Crown atop a continuous scroll which, together with a wreath consisting of the plant emblems of the four countries of the United Kingdom, surrounds the shield. The motto which appears on the scroll, PLEIDIOL WYF I'M GWLAD ('I am true to my country'), is taken from the national anthem of Wales; it was also an element of the Welsh designs for £1 coins minted from 1985 until 2000. The badge formerly appeared on the covers of Assembly Measures; since the 2011 referendum, it now appears on the cover of Acts passed by the Senedd (as the Assembly became in 2020) and its escutcheon, ribbon and motto are depicted on the Welsh Seal. Housing Act 2004
The Housing Act 2004 (c. 34) is an Act of the Parliament of the United Kingdom. It introduced Home Information Packs, which have since been abandoned. It also significantly extends the regulation of houses in multiple occupation by requiring some HMOs to be licensed by local authorities. Finally, it provides the legal framework for tenancy deposit schemes, which are intended to ensure good practice regarding deposits in assured shorthold tenancies and make dispute resolution relating to them easier. Upper Tribunal
The Upper Tribunal is a superior court of record and general tribunal in the United Kingdom. It was created in 2008 as part of a programme, set out in the Tribunals, Courts and Enforcement Act 2007, to rationalise the tribunal system, and to provide a common means of handling appeals against the decisions of lower tribunals. It is administered by His Majesty's Courts and Tribunals Service. The Upper Tribunal is a superior court of record, giving it equivalent status to the High Court and meaning that it can both set precedents and can enforce its decisions (and those of the First-tier Tribunal) without the need to ask the High Court or the Court of Session to intervene.
