Private Rented
The private rented sector (PRS) is a classification of United Kingdom housing tenure as described by the Ministry of Housing, Communities and Local Government, a UK government department that monitors the national housing supply. Other classifications are: * Owner-occupied * Rented from registered social landlords (housing association) * Rented from local authorities In 2014 the private rented sector consisted of 2.7 million dwellings in the United Kingdom, or some 10 percent of the total housing stock. Of this total, 2.4 m were in England, representing 12 percent of the English housing stock. The sector had grown by over 10 percent in the previous ten years and, according to the Centre for Economics and Business Research, was forecast to grow by a further 40 percent over the coming ten years . Assured Shorthold Tenancy
The assured shorthold tenancy (AST) is the default legal category of residential tenancy in England and Wales. It is a form of assured tenancy with limited security of tenure, which was introduced by the Housing Act 1988 and saw an important default provision and a widening of its definition made by the Housing Act 1996. Since 28 February 1997 in respect of accommodation to new tenants who are new to their landlords, the assured shorthold tenancy has become the most common form of arrangement that involves a private residential landlord. The equivalent in Scotland is short assured tenancy. Build to rent is a term for purpose built, institutionally owned and professionally managed residential property that is let on the open market rather than sold. Growth in the UK market In October 2016, it was estimated that only some 8,000 units had been built with a further 15,000 units under construction. To date, the majority of completed projects have come forward in London and the major provincial cities such as Manchester, Liverpool and Sheffield. Construction is now underway in Birmingham and Leeds. The UK Government is reportedly encouraging the sector's growth. Electrical Safety First (formerly the Electrical Safety Council, or ESC) is a registered UK charity working with all sectors of the electrical industry as well as local and central government to reduce deaths and injuries caused by electrical accidents. The First-tier Tribunal is a first-instance general tribunal in the United Kingdom. In England and Wales, a Section 8 notice, also known as a Section 8 notice to quit or Form 3, is a notice required to be given in England and Wales by the landlord to the tenant of an assured tenancy or assured shorthold tenancy who wishes to obtain a possession order from the court, thereby ending the tenancy, for a reason based on a circumstance entitling the landlord to possession under the grounds pleaded. In England and Wales, a section 21 notice, also known as a section 21 notice of possession or a section 21 eviction, is a notice under section 21 of the Housing Act 1988, that a landlord must give to their tenant to begin the process to take possession of a property let on an assured shorthold tenancy without providing a reason for wishing to take possession. The expiry of a section 21 notice does not bring a tenancy to its end. The tenancy would only be ended by a landlord obtaining an order for possession from a court, and then having that order executed by a County Court bailiff or High Court enforcement officer. The Housing Act 1988 (c. 50) is an act of Parliament in the United Kingdom. It governs the law between landlords and tenants.
