Carmel Place
Carmel Place is a nine-story apartment building at 335 East 27th Street in the Kips Bay neighborhood of Manhattan in New York City. Completed in 2016, it was New York City's first microapartment building. The project won a competition sponsored by the New York City Department of Housing Preservation and Development to design, construct and operate a "micro-unit" apartment building on a city-owned site and pilot the use of compact apartments to accommodate smaller households. Design competition In July 2012, the New York City Department of Housing Preservation and Development (HPD) issued a Request for Proposals (RFP) named "adAPT NYC" to design, construct, and operate New York City's first "micro-unit" apartment building on a city-owned site. The objective of adAPT NYC was to pilot the use of "micro-unit" apartments (having floor areas under the minimum of required by zoning) to accommodate smaller households and test the market for compact apartments. Modular Construction
Modular construction is a construction technique which involves the prefabrication of 2D panels or 3D volumetric structures in off-site factories and transportation to construction sites for assembly. This process has the potential to be superior to traditional building in terms of both time and costs, with claimed time savings of between 20 and 50 percent faster than traditional building techniques. It is estimated that by 2030, modular construction could deliver US$22 billion in annual cost savings for the US and European construction industry, helping fill the US$1.6 trillion productivity gap. The current need for standardized, repeatable 3D volumetric housing pre-fabricated units and designs for student accommodations, affordable housing and hotels is driving demand for modular construction. Advantages In a 2018 ''Practice Note'', the NEC states that the benefits obtained from offsite construction mainly relate to the creation of components in a factory setting, protected from ...

Residential Buildings Completed In 2016
A residential area is a land used in which housing predominates, as opposed to industrial and commercial areas. Housing may vary significantly between, and through, residential areas. These include single-family housing, multi-family residential, or mobile homes. Zoning for residential use may permit some services or work opportunities or may totally exclude business and industry. It may permit high density land use or only permit low density uses. Residential zoning usually includes a smaller FAR ( floor area ratio) than business, commercial or industrial/manufacturing zoning. The area may be large or small. Overview In certain residential areas, especially rural, large tracts of land may have no services whatever, such that residents seeking services must use a motor vehicle or other transportation, so the need for transportation has resulted in land development following existing or planned transport infrastructure such as rail and road. Development patterns may be regu ...

An apartment (American English, Canadian English), flat (British English, Indian English, South African English), tenement (Scots English), or unit (Australian English) is a self-contained housing unit (a type of residential real estate) that occupies part of a building, generally on a single story. There are many names for these overall buildings (see below). The housing tenure of apartments also varies considerably, from large-scale public housing, to owner occupancy within what is legally a Condominium (living space), condominium (strata title or commonhold) or leasehold, to tenants renting from a private landlord. Terminology The term ''apartment'' is favoured in North America (although in some Canadian cities, ''flat'' is used for a unit which is part of a house containing two or three units, typically one to a floor). In the UK and Australia, the term ''apartment'' is more usual in professional real estate and architectural circles where otherwise the term ''flat'' is u ...
