Redevelopment
Redevelopment is any new construction on a site that has pre-existing uses. It represents a process of land development uses to revitalize the physical, economic and social fabric of urban space. Description Variations on redevelopment include: * Urban infill on vacant parcels that have no existing activity but were previously developed, especially on Brownfield land, such as the redevelopment of an industrial site into a mixed-use development. * Constructing with a denser land usage, such as the redevelopment of a block of townhouses into a large apartment building. * Adaptive reuse, where older structures are converted for improved current market use, such as an industrial mill into housing lofts. Redevelopment projects can be small or large ranging from a single building to entire new neighborhoods or "new town in town" projects. Redevelopment also refers to state and federal statutes which give cities and counties the authority to establish redevelopment agencies and give ...

Urban Renewal
Urban renewal (also called urban regeneration in the United Kingdom and urban redevelopment in the United States) is a program of land redevelopment often used to address urban decay in cities. Urban renewal involves the clearing out of blighted areas in inner cities to slum clearance, clear out slums and create opportunities for higher class housing, businesses, and other developments. A primary purpose of urban renewal is to restore economic viability to a given area by attracting external private and public investment and by encouraging business start-ups and survival. It is controversial for its eventual Forced displacement, displacement and Destabilisation, destabilization of low-income residents, including African Americans and other marginalized groups. Historical origins Modern attempts at renewal began in the late 19th century in developed nations, and experienced an intense phase in the late 1940s under the rubric of Reconstruction (architecture), reconstruction. Tax Increment Financing
Tax increment financing (TIF) is a public financing method that is used as a subsidy for redevelopment, infrastructure, and other community-improvement projects in many countries, including the United States. The original intent of a TIF program is to stimulate private investment in a blighted area that has been designated to be in need of economic revitalization. Similar or related value capture strategies are used around the world. Through the use of TIF, municipalities typically divert future property tax revenue increases from a defined area or district toward an economic development project or public improvement project in the community. TIF subsidies are not appropriated directly from a city's budget, but the city incurs loss through forgone tax revenue. The first TIF was used in California in 1952. By 2004, all U.S. states excepting Arizona had authorized the use of TIF. The first TIF in Canada was used in 2007. This model has been heavily criticized by Libertarian-Conservat ...

Brownfield Land
In urban planning, brownfield land is any previously developed land that is not currently in use. It may be potentially contaminated, but this is not required for the area to be considered brownfield. The term is also used to describe land previously used for industrial or commercial purposes with known or suspected pollution including soil contamination due to hazardous waste. Examples sites include abandoned factories, landfills, dry cleaning establishments and gas stations. Typical contaminants include hydrocarbon spillages, solvents and pesticides, as well as heavy metals like lead, tributyl tins and asbestos. Many contaminated brownfield sites sit unused for decades as involuntary parks because cleaning cost is more than land worth after redevelopment. Previously unknown underground wastes can increase the cost for study and clean-up. Acquisition, adaptive re-use, and disposal of a brownfield site requires advanced and specialized appraisal analysis techniques. Remedi ...

Adaptive Reuse
Adaptive reuse refers to the process of reusing an existing building for a purpose other than which it was originally built or designed for. It is also known as recycling and conversion. Adaptive reuse is an effective strategy for optimizing the operational and commercial performance of built assets. Adaptive reuse of buildings can be an attractive alternative to new construction in terms of sustainability and a circular economy. It has prevented thousands of buildings' demolition and has allowed them to become critical components of urban regeneration. Not every old building can qualify for adaptive reuse. Architects, developers, builders and entrepreneurs who wish to become involved in rejuvenating and reconstructing a building must first make sure that the finished product will serve the need of the market, that it will be completely useful for its new purpose, and that it will be competitively priced. Definition Adaptive Reuse is defined as the aesthetic process that adapts bui ...

Infill
In urban planning, infill, or in-fill, is the rededication of land in an urban environment, usually open-space, to new construction. Infill also applies, within an urban polity, to construction on any undeveloped land that is not on the urban margin. The slightly broader term "land recycling" is sometimes used instead. Infill has been promoted as an economical use of existing infrastructure and a remedy for urban sprawl. Its detractors view it as overloading urban services, including increased traffic congestion and pollution, and decreasing urban green-space. Note: The odd grammar of the title is based on a quotation from Henry David Thoreau. Many also detract it for social and historical reasons, partly due to its unproven effects and its similarity with gentrification. In the urban planning and development industries, infill has been defined as the use of land within a built-up area for further construction, especially as part of a community redevelopment or growth management ...

Downsview Park
Downsview Park is a large urban park located in the Downsview neighbourhood of Toronto, Ontario, Canada. The park's name is officially bilingual due to it being federally owned and managed, and was first home to de Havilland Canada, an aircraft manufacturer, and later was a Canadian Forces base. The park still contains Downsview Airport. In 1999, the Government of Canada declared it as "Canada's first urban national park." However, unlike the Rouge National Urban Park in eastern Toronto, Downsview Park is managed by the federal Crown corporation Canada Lands Company rather than Parks Canada. History Before the establishment of the aircraft plant and airfield the site was farmland that emerged after John Perkins Bull settled nearby in 1842. Aircraft manufacturing and base The area was first used in 1929 by de Havilland Canada, where it housed the company's Canadian operations. The manufacturing plant was used to make aircraft during World War II. After the war, the Depart ...

Mixed-use Development
Mixed-use is a kind of urban development, urban design, urban planning and/or a zoning type that blends multiple uses, such as residential, commercial, cultural, institutional, or entertainment, into one space, where those functions are to some degree physically and functionally integrated, and that provides pedestrian connections. Mixed-use development may be applied to a single building, a block or neighborhood, or in zoning policy across an entire city or other administrative unit. These projects may be completed by a private developer, (quasi-) governmental agency, or a combination thereof. A mixed-use development may be a new construction, reuse of an existing building or brownfield site, or a combination. Use in North America vs. Europe Traditionally, human settlements have developed in mixed-use patterns. However, with industrialization, governmental zoning regulations were introduced to separate different functions, such as manufacturing, from residential areas. Public ...
