Freehold (law)
In common law jurisdictions such as England and Wales, Australia, Canada, and Ireland, a freehold is the common mode of ownership of real property, or land, and all immovable structures attached to such land. It is in contrast to a leasehold, in which the property reverts to the owner of the land after the lease period expires or otherwise lawfully terminates. For an estate to be a freehold, it must possess two qualities: immobility (property must be land or some interest issuing out of or annexed to land) and ownership of it must be forever ("of an indeterminate duration"). If the time of ownership can be fixed and determined, it cannot be a freehold. It is "An estate in land held in fee simple, fee tail or for term of life." In English law, a fee simple or fee simple absolute is an estate in land, a form of freehold ownership. A "fee" is a vested, inheritable, present possessory interest in land. A "fee simple" is real property held without limit of time (i.e., permanently) under common law, whereas the highest possible form of ownership is a "fee simple absolute," which is without limitations on the land's use (such as qualifiers or conditions that disallow certain uses of the land or subject the vested interest to termination). Parson's Freehold
The parson's freehold refers to a system within the Church of England in which the rector or vicar of a parish holds title to benefice property, such as the church, churchyard or parsonage, the ownership passing to his successor. This system is to be phased out, under the Ecclesiastical Offices (Terms of Service) Measure. Description The parson's freehold is a type of benefice; originally also it established income from and tenancy of certain properties in recompense for the priest's exercise of ecclesiastical offices. These would have included occupancy of the rectory (and its outbuildings), fees and Easter offerings, income from tithes (received in the form of a tax on properties within the parish bounds), and income from the glebe (parcels which could be farmed for the rector's profit). Freehold is an urban area of Werneth in Oldham, Greater Manchester, England. It occupies an area in the west of Werneth along the Oldham township boundary with Chadderton. It is contiguous on all sides with other urban areas, including parts of Werneth to the north and east, and Cowhill, Block Lane, and Butler Green/Washbrook in Chadderton. Freehold is centred on Oxford Street and is broadly bounded by Manchester Road, Edward Street, the former Oldham Loop Line railway, Block Lane, and Suffolk Street. The area was redeveloped, to some extent, as part of the government's Housing Market Renewal Initiative – the Werneth Freehold Masterplan – comprising Freehold, Block Lane, and some small adjacent parts of north Werneth and south Chadderton. Freehold Metrolink Station
Freehold is a tram stop on the Oldham and Rochdale Line (ORL) of Greater Manchester's light-rail Metrolink system. It opened to passengers on 13 June 2012 as part of Phase 3a of the system's expansion, and is located on Block Lane in Chadderton at its boundary with Oldham in the Metropolitan Borough of Oldham, England. Freehold tram stop serves the Cowhill and Block Lane areas of Chadderton and the adjacent Freehold area of Werneth, Oldham from which the station takes its name. The names Cowhill and Block Lane were also considered as names for the stop prior to opening, the local council finally opting for the name Freehold.
